The Project that's "Right-Sized"
Size matters, and in this case, "less is more." The project's developer, National Realty & Development Corp. (NRDC) could have, under Stamford's zoning regulations, built four hundred thousand square feet of retail space and over one hundred residential units. But instead, NRDC chose to scale back the project to three hundred thousand square feet, comprised of a 190,000 square foot Lord & Taylor, 60,000 square foot Whole Foods Market, and 50,000 square feet of smaller upscale retailers, leaving approximately thirty percent (30%) green, open space on the twelve and a half acre property.

Green by Design
Many have called this project Stamford's most environmentally responsible re-development. As noted, approximately thirty percent (30%) of the project's land has been reserved for open, green space and generous plantings with careful consideration to landscape design. Additionally there will be a "green" roof.

The building, site, and parking structure incorporate ecologically sensitive exterior and interior construction materials; energy-reducing mechanical and lighting systems, and reflective surfaces that minimize the "heat island" effect. Together, these innovations substantially reduce the project's carbon footprint and qualify the building for the highly respected LEED* Silver Standard certification - a designation accorded only the most environmentally sensitive buildings.
